What to Expect During an Inspection

Every inspection starts the same way: a conversation. Apex Property Assurance asks about what prompted the call, a musty smell, a past leak, a home purchase, and what areas concern you most. That context shapes where I focus.
From there, Apex Property Assurance walks the property systematically, checking areas most prone to moisture: bathrooms, basements, crawl spaces, attics, and anywhere there has been water damage before. It uses a professional moisture meter to check suspect surfaces, taking readings that can reveal elevated moisture hidden behind walls or ceilings.
If visible mold or elevated moisture turns up, Apex Property Assurance may recommend air or surface sampling, sent to an independent, accredited lab for analysis. This tells you the type and concentration of mold present, which matters for figuring out how serious the issue is and what it will take to address it.
A typical residential inspection takes one to two hours, depending on the size of the property and whether samples are collected. Before leaving, Apex Property Assurance walks you through what was found in plain language, no jargon, no pressure.
A full written report follows within a few business days, with photos, findings, and clear recommendations you can act on or share with a remediation company, real estate agent, or insurer.
